Roof Rejuvenation Programs for Lakeland HOAs and Churches

Each building looked at on its own, priced on its own and treated on a calendar the people who live or meet there can see well ahead of time.

When many roofs age at once

Communities tend to get their roofs all at once, which means they wear out all at once too. For a board, that can mean a single budget year facing a bill for every building. Where the shingles are still sound, treating them buys time and lets the replacements be spread over several years.

We start by surveying the property building by building. The report sorts every roof into three groups: ready for treatment, needing small repairs first, or better planned for replacement. Your board decides what to do and when, and we fit the work around residents, services and events.

Running a community program

  1. Survey and sort

We assess each roof and give you a short report per building, written for a board meeting rather than a roofer.

  2. Decide and schedule

Your board sets the priorities; we then fit treatment days around the forecast and whatever the community already has planned.

  3. Treat and report back

We move through the property building by building and update the manager as each roof is finished.

What a program usually involves

Scaled to the property, these are the typical pieces.

  • Someone on every roof included in the program.
  • A one-page summary for each building.
  • An overview sorting the roofs into treat, repair first and replace later.
  • Prices shown building by building so work can be phased.
  • A calendar the board can circulate to residents or members.
  • Advance notice to occupants of each building.
  • Landscaping, walkways and parked cars protected each day.
  • A single contact for the board or manager throughout.

A good fit for

  • Homeowner and condo associations with shingle roofs
  • Congregations, schools and modest office premises
  • Owners of several rental homes

Not designed for

  • Flat or membrane commercial roofs
  • Metal roofing
  • Buildings with leaks that need fixing first

What boards tell us they value

  • An honest roof-by-roof view

Roofs that will not benefit are named, so reserve money is not spent on them.

  • Calm work days

Treatment is quiet, finishes within hours and leaves no tear-off debris.

  • Costs spread over years

Treating sound roofs now can move replacement spending into later budgets.

Questions we hear

Will you attend a board meeting?

Happily. We can present the survey in person or walk the manager through it by phone.

What do residents have to do on the day?

Nothing at all. They receive a note about their building's date and can go about their routine.

Plan the whole property at once

A short call is enough to put a property-wide survey on the calendar.
