Small Repairs Before Treatment on Lakeland Roofs
Nails that have crept up, a tab the wind keeps lifting, a cracked boot around a vent pipe: put right first, so the roof you treat is a roof that is secure.

Why repairs come before rejuvenation
Rejuvenation makes a shingle supple again. What it will not do is reseat a nail, re-bond a flapping tab or patch a split rubber collar on a plumbing vent. Treat a roof with those problems and they are still there afterward, just better hidden.
So anything small that the assessment turns up gets fixed first. Expect light work, often a morning's worth, with every item listed and priced individually. If we come across something larger, like storm damage or rotten decking, we stop and tell you, because that belongs with a roofer.
Where it sits in the schedule
Agreed at the assessment
Each repair is written down with its own price, so you know exactly what the tune-up covers.
Done before treatment
On most jobs we handle the repairs a few days ahead; on smaller roofs, the same morning.
Looked at again
Each repair gets a second glance on treatment morning, before spraying begins.
Common tune-up items
Your list will depend on what the assessment found.
- Pressing raised nails back down and sealing over the heads.
- Bonding loose tabs back into place with roofing adhesive.
- Swapping out a few broken or missing shingles where a close match can be found.
- Replacing or resealing rubber boots around vent pipes.
- Refreshing dried-out caulk along step and wall flashing.
- Re-securing ridge caps and vent covers that have worked loose.
- Clearing leaf litter out of valleys so water runs freely.
- Collecting every nail and offcut from the lawn and driveway before we go.
Worth doing when
- Nails are backing out or tabs are lifting
- A pipe boot or a run of flashing has cracked
- Treatment is booked and you want everything tight first
Call a roofer when
- Water is already coming inside
- A storm has stripped whole sections
- The decking gives underfoot
What you gain
A longer-lasting treatment
Shingles that are fastened properly make better use of the flexibility treatment brings.
Cheaper than waiting
A crept nail is a few minutes' work now and a ceiling repair later.
An honest scope
Small repairs are fixed; bigger problems are named and passed on.
Questions we hear
Can I have the repairs without the treatment?
Certainly. Plenty of roofs need a few fixes long before they need a treatment, and the repairs are worth doing in their own right.
Will new shingles stand out?
We get as close a match as the market allows, but on an older roof a few fresh tabs can look a shade different for a while.
Goes well with
- Asphalt Shingle Roof RejuvenationOur main treatment, sprayed onto sun-dried asphalt so tired, stiff shingles loosen up again and keep their protective grit longer.
- Roof Rejuvenation AssessmentSomeone on your roof checking flex, grit and fittings, then a plain answer on whether treatment would help before you spend anything on it.
- Roof Re-Treatment & Maintenance PlansWe keep track of your roof after treatment: a visit every so often, and a second treatment only once the shingles start drying again.
