Lakeland Asphalt Shingle Roof Rejuvenation for Drying Shingles

A plant-based treatment for asphalt roofs that are still sound but drying out, applied evenly and without leaving a mark on the rest of your property.

What years of sun do to a shingle

Think of a new asphalt shingle as something closer to leather than to cardboard. It bends in a gust and settles back down. Polk County summers slowly cook the lighter oils out of the asphalt, and year by year that leathery give turns into stiffness, then into the kind of brittleness that cracks when the wind lifts a tab and sheds the little stones that shade the shingle from UV.

The rejuvenator we use is made from plant oils, mostly soy, and it soaks into the asphalt to make up some of what the sun took. If your roof is drying out but still keeping the weather out, that is usually enough to give it several more useful years and spare you the noise, dust and expense of a tear-off for now.

Your treatment day

  1. Morning

We check the forecast one last time, walk the slopes and lay protection over everything near the roofline that matters to you.

  2. Midday

Low-pressure sprayers deliver an even pass over every slope, with extra attention on the south and west faces that take the most sun.

  3. Wrap-up

Protection comes off, we go round the yard and paving looking for drips, and you get a short summary on the doorstep.

What you can count on

However large or small the roof, the routine stays the same.

  • A fresh look at the slopes, plus a moisture check, before a single container is opened.
  • Your beds, shrubs and lawn edges get covered along the whole drip line.
  • Screens on the lanai and pool cage are shielded on the side facing the roof.
  • Cars, bikes and patio furniture are moved or covered before spraying.
  • Your gutters are confirmed clear, so nothing pools where it should not.
  • The application rate is set by how thirsty your particular shingles are.
  • Siding, glass and trim are kept clean with careful edge work.
  • Before we leave, we walk the property with you and point out anything worth knowing.

Roofs that tend to respond well

  • Shingles that have gone dull, chalky or pale
  • Tabs that are still sealed down
  • A little grit in the gutters, but no bare patches
  • Ceilings and attic that are dry

Roofs we would not treat

  • Anything leaking right now
  • Shingles that snap when lifted
  • Tile, metal or flat roofing

Why Lakeland homeowners let us treat their roofs

  • Only roofs that will benefit

Your roof is assessed before treatment is even suggested, and we decline the ones that will not respond.

  • Rates matched to the roof

Dry, porous shingles take more product than lightly weathered ones, and the coverage reflects that.

  • You keep a clean yard

Planting, screens and paving are looked after before, during and after the spraying.

Questions we hear

How long will you be at my house?

A few hours on a typical home, from setting out protection to the final walk-round. You are welcome to stay in and carry on as normal.

Does the roof change color?

The shingles may look a touch richer for a while. There is no tint and no shiny film, so the roof still looks like your roof.
