Lakeland Roof Washing for Algae Streaks and Moss

Dark streaks are living algae, and they keep a roof damp. A mild wash at hose pressure clears them without stripping away the granules your shingles rely on.

What those streaks really are

The dark trails running down so many Polk County roofs are a hardy algae that lives on the limestone filler mixed into modern shingles. It loves shade and humidity, which this part of Florida supplies generously. Besides making a house look older than it is, it holds moisture against the roof surface.

Blasting it off with a pressure washer would also blast off granules, and those do not grow back. Instead, a mild solution goes on gently, sits long enough to loosen the growth, and is rinsed away without any blasting. On roofs heading for rejuvenation, this wash usually comes first so the treatment can reach clean asphalt.

A wash, from start to finish

  1. Getting ready

Beds are soaked, delicate planting is covered, windows are shut and downspouts are pointed away from anything sensitive.

  2. Washing

The solution goes on gently and is given time to work. Most of the staining fades on the day, and the rest keeps lightening over the following week or two.

  3. Finishing

We rinse the planting and paving again, clear what the wash loosened from the gutters and walk round with you.

What a wash covers

The routine is the same on every roof.

  • Soaking the garden along the drip line before any solution goes on.
  • Covering fragile beds and steering downspouts away from them.
  • Mixing the solution to suit how heavy the growth is.
  • Giving thick streaks and moss longer to soften rather than more force.
  • Rinsing from the ridge downward, one slope at a time.
  • Scooping loosened debris out of the gutters.
  • Rinsing planting, patios and walkways a final time.
  • Telling you about anything the staining had been hiding.

Good for roofs with

  • Black or green streaking
  • Green growth on the north-facing side
  • A treatment coming up soon

Not a fix for

  • Missing or broken shingles
  • Bald spots where the grit has already gone
  • Leaks or water damage

Why people choose our washing

  • Hose pressure, never more

The grit layer stays on the roof, where it belongs.

  • Planned with treatment

If a treatment follows, we leave enough days between the two for the shingles to dry out completely.

  • Kind to the garden

Planting is wetted, covered and rinsed, because what comes off the roof ends up in the beds.

Questions we hear

Will the streaks come back?

Eventually, yes. On sunny roofs it is often a few years before you notice them; on heavily shaded roofs it can be sooner.

Is the solution harmful to plants?

With pre-soaking, covers and a thorough final rinse, planting comes through it fine.
